EIFS (Exterior Insulation and Finish System) and traditional stucco are specialty exterior systems that most general painters won't touch — and shouldn't, because doing them wrong causes real damage. The difference between EIFS and traditional cement stucco matters. EIFS is a layered synthetic system — foam insulation board fastened or adhered to the substrate, then a polymer-modified base coat with embedded fiberglass mesh, finished with a textured acrylic top coat. Cement stucco is a hard portland-cement-based finish applied over wire lath or block. They look similar from the street but they fail differently, repair differently, and require different products for recoating. We diagnose what you actually have before quoting work.

Cracking is the most common cosmetic issue we see — hairline cracks at corners, around windows, and along control joints. On EIFS, cracks usually start at sealant joints and stress points; on stucco, they appear from foundation settlement, thermal cycling, and impact. Hairline cracks are usually cosmetic and fixed with elastomeric coatings that bridge small movement. Wider or stepped cracks signal something more serious — settlement, missing flashing, water intrusion, or a substrate problem — and need to be investigated before any coating goes on.

Staining is usually a leading indicator of a bigger problem. Black streaks below windows mean failed window sealants. Rust stains around fasteners mean trapped moisture. Green or black algae growth means the building isn't shedding water fast enough. We trace stains back to the cause and fix the source before coating, because painting over a moisture problem just locks the water inside the wall — which is exactly how EIFS earned its bad reputation in the 1990s.

Water management is the single most important thing about EIFS and stucco. The systems work when they shed water cleanly at every penetration: windows, doors, hose bibs, light fixtures, scuppers, copings, and control joints. Sealants are sacrificial — they're designed to be replaced every 7-15 years — and failed sealant is the number one cause of EIFS water damage we see in the field. Every recoat we do includes a full inspection and replacement of any failed sealant before the new coating goes on. It's the cheapest insurance you can buy.

Choosing the right coating is half the job. Standard exterior paint is the wrong product for EIFS and stucco — it doesn't bridge cracks, doesn't breathe correctly, and fails fast. We specify high-build elastomeric coatings (typically Sherwin-Williams Sher-Lastic or Conflex, or comparable Benjamin Moore systems) that bridge hairline cracks, flex with the substrate, and shed water while still letting trapped moisture vapor escape. For accent areas we use compatible acrylic finishes. Product selection always matches the substrate, the existing coating, and the exposure conditions.

Our standard EIFS / stucco recoat process is: full pressure wash and dry, crack repair with compatible patching compound, sealant inspection and replacement at all joints and penetrations, spot-priming on bare or stained areas, two coats of elastomeric finish, and detail touch-ups. Done correctly, a recoat resets the clock on the system for another 8-12 years.
